Summary
The land to be dedicated is an irregularly-shaped remnant within an existing roadway (Bell Road). When originally platted in 1952, the parcel was a portion of a commercial tract associated with the adjacent single-family subdivision. As the area developed and roadways expanded, this parcel, now surrounded by right-of-way, was never dedicated for public use. The City of Phoenix acquired its land rights by annexation, and the area was incorporated by Ordinance G-3118, recorded on May 18, 1988.
This dedication is required to incorporate the parcel into the public roadway. The dedication is further described in the Exhibit A legal description, to be recorded with the ordinance.
